Public Works seeks city approval to rezone future site

The city of Greenville Public Works Department seeks approval to rezone its future site off Fairforest Way in Greenville.

The department plans to move its offices, equipment and operations from its current West Greenville site off Hudson Street, which sits in a flood plain. A waste transfer station is planned for the new site, requiring the need to change to an industrial zoning classification, according to city documents.

The current West Greenville site could be turned into a public park along the Swamp Rabbit Trail as part of the city’s efforts to rejuvenate the Westside, Greenville Mayor Knox White previously said.

The Greenville Planning Commission recently recommended approval of the rezoning to Greenville City Council, which determines final approval.

The Fairforest Way property is currently zoned “S-1” for service district. It also is designated for “high intensity, nonresidential,” meaning it allows establishments for manufacturing, processing, wholesaling, distribution, storage and light manufacturing uses.

The Public Works Department requested a rezoning to “I-1” for an industrial district, which would accommodate manufacturing, industrial, distribution, storage and processing uses. Certain commercial uses related to industrial uses are allowed. Residential uses are not permitted.

The proposed rezoning is compatible with the “high intensity, nonresidential” designation and the surrounding areas. The site is adjacent to Duke Energy’s operations and maintenance facility and about one mile from ReWa’s largest wastewater treatment facility.

Land along Fairforest Way and Mauldin Road is mainly used for service and industrial purposes, and much of it remains undeveloped.

Greenville City Council previously appropriated $3.1 million to acquire and prepare 33 acres of property along Fairforest Way to construct the new Public Works facility.
