Bosch, supply chain partner expand in Upstate

According to VanTrust Real Estate, Bosch will occupy 96,000 square feet in the park’s first building, joined by CHEP USA in an 80,000-square-foot facility.

“This high-quality building fits both the image and technical requirements of Bosch,” Daniel Wurst, manager of corporate real estate of Bosch, said in the release. “VanTrust was a great partner throughout the entire process, and we are excited to open our new operation and expand our footprint in the Upstate.”

CHEP USA partners with the German tech and service provider among other companies in the consumer product, automotive, industrial, retail food and bulk packaging sectors.

“The excellent location along I-85 and the proximity to a strong labor force will allow us to provide excellent service to our customers,” Chris McGivern, head of real estate in North America for CHEP USA, said in the release.

The success of the first building has prompted VanTrust to break ground on two additional buildings at the park within 60 days. Both projects, a 150,000-square-foot and 346,000-square-foot building, are set to conclude in the third quarter of 2022. The company also has plans underway for another industrial park in the region.

“We are thrilled to welcome these internationally known companies into the first building at Exchange Logistics Park at I-85,” Andy Weeks, executive vice president of VanTrust, said in the release. “The quick lease-up of this building is a testament to the strength of Anderson County, and we look forward to expanding the park by building two additional buildings.”

The general contractor for Exchange Logistics Park at I-85 is Harper Construction, with McMillan Pazdan Smith as the architect and Seamon Whiteside as the civil engineer. VanTrust’s broker is Givens Stewart, SIOR Wilson Kibler. Brian Young at Cushman, Wakefield is Bosch’s broker, while Jeff Benedict, CBRE, is the broker for CHEP.

“Upon hearing this wonderful news about VanTrust’s latest expansion, I was reminded of the tremendous faith the company showed in our community when they first arrived and invested in their first building,” Anderson County Councilman Jimmy Davis, said in the release. “Now, as we work together as a county and a nation to move forward in the aftermath of the pandemic, I am gratified that VanTrust continues to have faith in Anderson County and that they believe their investment here is well placed.”
