The following commercial real estate transactions were recently completed in the Upstate. For weekly updates on commercial deals, see the Hot Properties feature every Tuesday in the GSA Business Report Daily email.

Colliers South Carolina’s flex/industrial broker Richard Barrett, who has represented Kinney Hill Associates, owner of Corporate Center in Spartanburg for almost five years, recently leased two suites in Building 100, taking the building to 86% occupied.

Corporate CenterCorporate Center is a business park with more than 500,000 square feet of industrial and flex space across nine buildings with a 10th currently under construction, according to a news release.

The most recent lease at Corporate Center was a 6,200-square-foot at Building 100, Suite L, to Par Packaging Co. Par Packaging is a local packaging solutions company founded in 2000, according to the news release. The space leased at Corporate Center will serve as an operations facility. Matthew Reynolds of Lee & Associates represented Par Packaging and worked with Barrett on a tight schedule, the release said.

SourceOne Corporation also leased about 3,100 square feet in Building 100, Suite H, to further expand their presence in South Carolina. The utility consulting firm is a certified women-owned business headquartered in Atlanta, with a presence across Georgia and South Carolina.

As space continues to be leased in the existing nine buildings, Corporate Center has an expansion project in the works in the northern point of the park. The newest building, to be called Building 140, is scheduled to be completed this summer and will consist of 50,000 square feet of industrial/flex space that can be finished to meet a tenant’s specific needs, the release said. Corporate Center is planning on breaking ground on a second structure, Building 150, later in 2021.

“The key differentiator at Corporate Center from other parks is our flexibility when it comes to meeting very diverse demands,” Barrett said in the release. “Requirements can vary per tenant and we are usually able to accommodate some very specific needs. This new building will allow Corporate Center to maintain its position as one of the premier flex, office and industrial parks in the Upstate of South Carolina.”

Brad Doyle of KDS Commercial Properties represented Edward Jones Corporate in the leasing of the second-floor office in the Keith Building at 340 Rocky Slope Road, Suite 200, Greenville, at Verdae at Legacy Park.

 
 

Ross Kester of Pintail Capital Partners represented the seller, South East Border LLC, in the sale of a 34,800-square-foot property at 135 Interstate Blvd. in Greenville to a buyer from out of state.


Josh Tew, Monty Todd and Anna Newton of Pintail Capital Partners represented the tenant, Home Care Assistance, in the lease of 2,000 square feet at 405 Parker Ivey Drive in Greenville from landlord Ukoona LLC.


Avison Young commercial real estate announced that Rhett Craig, Ned Reynolds and Rob Howell represented the landlord in the leasing of a 2,545-square-foot space at 1320 Hampton Ave., Bay 11C, in Greenville, to Escape Artist for their second location. Mark Ratchford of KDS Commercial Properties LLC represented the tenant.


Keith Jones and McNeil Epps of NAI Earle Furman represented the landlord, Welltower, in leasing a 3,230-square-foot office space at 10 Enterprise Blvd., Suite 111, in Greenville to Elle OBGYN LLC.


JKeith Jones and McNeil Epps of NAI Earle Furman represented the landlord, DJNT Investments LLC, in leasing a 5,326-square-foot office space at 18-20 Memorial Medical Drive in Greenville to Vinea Properties LLC.


Sammy DuBose of Coldwell Banker Commercial Caine represented Weatherstone LLC in the sale of 12.04 acres at N. Harrison Bridge Road, Simpsonville, to Durham Homes USA LLC.

 

Scott Burgess and Lance Byars of Colliers South Carolina represented New Market Fairview LLC in the lease of 1,400 square feet of retail space at 655 Fairview Road in Simpsonville to My Pet’s Wellness.


Garrett Scott, John Montgomery and Brockton Hall of Colliers South Carolina represented the landlord, Atkins Machinery LLC, and the tenant, ThyssenKrupp Materials NA Inc., in the lease of 60,000 square feet of industrial space at 1335 Hayne Street in Spartanburg.
