Walmart’s recent Project Replay announcement — more than 200 acres of land in Spartanburg for the company’s largest grocery distribution center to date — represented the last available property inside the 750-acre Fort Prince Industrial Park.

Other developments under construction at Fort Prince Industrial Park are The Cubes at Fort Prince and Hunt Midwest’s Fort Prince Logistics Center.

The retail giant selected the site in Spartanburg for the construction of a new 720,000-square-foot high-tech distribution center for fresh and frozen groceries. The facility will rely on a combination of associates, automation, robotics and machine learning to process perishable goods and deliver them to nearby stores, moving two times more product than traditional grocery distribution centers in addition to bringing new technology-focused job opportunities to the region, according to a news release.
The retailer plans to invest approximately $450 million to establish operations at this location and will create 400 new jobs.
Demand for industrial space has risen significantly nationwide due to supply chain reorganization and pent-up demand from the pandemic still affecting e-commerce and consumer trends, according to Colliers. This dynamic is amplified in the Greenville-Spartanburg market due to its strategic location between Charlotte and Atlanta and proximity to major ports including the Inland Port in Greer.

Harry Croxton of Coldwell Banker Commercial Caine represented Anderson Post Office QOZB LLC, which purchased a 12,000-square-foot office building on a half-acre lot at 401 N. Main St., Anderson, from Kummrow Properties LLC.


Brad Doyle, senior advisor and office specialist with KDS Commercial Properties, and Mark Ratchford, managing partner of KDS Commercial Properties, represented Valentine Investment Properties in the sale of its 3,886-square-foot free-standing office building at 19 Halton Green Way, Greenville.


Rick Hammett of Langston-Black represented Deep River South Development LLC in the acquisition of approximately 57 acres on Brockman McClimon and Abner Creek Road in Greer. Deep River South is developing the property for Meritage Homes of South Carolina, to be called “Vines Creek,” that will offer 168 single family lots of varying sizes. The community will have a series of small pocket parks throughout the neighborhood connected to walking trails.


Ted Lyerly and Chris Harrison of NAI Earle Furman represented the seller, The First National Bank of Anderson, in the sale of a 28,512-square-foot retail property at 10243 Greenville Highway in Wellford to Highway 29 RE Investments LLC.


Hunter Garrett and John Staunton of NAI Earle Furman represented the seller, ATA Properties LLC, in the sale of an 80,000-square-foot industrial property located at 961 Berry Shoals Road in Duncan to Congaree River LLC.


Rob Schmidt and Peter Couchell of Furman Capital Advisors, an investment services division of NAI Earle Furman, and Jeff Hein and Thomas Wyatt of NAI Columbia represented the seller in the sale of Carolina Retina Center at 7620 Trenholm Road Extension in Columbia to Bethel Holdings LLC.


Ross Kester of Pintail Capital Partners represented the buyer, NutMeg Realty LLC, in the acquisition of a 7,000-square-foot multi-tenant retail building at 3635 Walton Drive in Myrtle Beach from seller, NAV-Farrow Parkway LLC.


Zach Hines of Spencer/Hines Properties represented the tenant, WHAB II Inc., doing business as Jersey Mikes Subs, in the lease of 1,200 square feet of space at 3509 Highway 153 in Powdersville, at the intersection of S.C. Highway 153 and S.C. Highway 81 next to Walgreens.
