Hot Properties: Panera Bread building sold in Greer

Marcus & Millichap, a commercial real estate brokerage firm specializing in investment sales, financing, research and advisory services, sold a 4,300-square-foot net-leased property leased by the Panera Bread at 1220 W. Wade Hampton Blvd. in Greer. The property sold for $4.45 million, according to Benjamin Yelm, regional manager of the firm’s Raleigh office.

(Photo/Proivded)The buyer, a private investor, was secured and represented by Donald Gilchrist, an investment specialist in Marcus & Millichap’s Raleigh office. Yelm, Marcus & Millichap’s broker of record in South Carolina, assisted in closing the transaction, according to a news release. Chad O’Connor of Marcus & Millichap Capital Corp. arranged the acquisition financing for the buyer.

“My client was very pleased with their purchase of this Panera Bread,” Gilchrist said in the release. “It is the first of a larger portfolio of net-leased properties they plan to acquire. Also, Panera Bread’s upcoming plans for an IPO only made the property more valuable.”

The following commercial real estate transactions also were completed in the Upstate.


Spencer/Hines Properties facilitated the sale of 119 N. Main St., Greenville. The 10,000-square-foot building includes retail space, a private residence and private parking spaces in the N. Laurens Street condo garage. Zach Hines and Cameron Smith of Spencer/Hines Properties represented the buyer during this $2,250,000 transaction and Reeves Major of JLL represented the seller..
