HOT PROPERTIES: SmileMakers renews lease at Spartanburg distribution facilty

Long-time Spartanburg-based distributor SmileMakers has renewed its lease for industrial distribution space at Fairforest Industrial Park in Spartanburg, allowing the company to continue operating out of the same facility it has occupied since 2009.

(Photo/Provided)The Colliers industrial team of Brockton Hall, Dillon Swayngim, Garrett Scott and John Montgomery partnered with Ed Fleming out of the Colliers Omaha office to negotiate the lease on behalf of SmileMakers to ensure uninterrupted day-to-day operations at the facility, according to a Colliers news release.

SmileMakers is a Berkshire Hathaway consumer products manufacturing and distribution company specializing in dental, medical and ophthalmological patient promotional products. The distributor’s current address in Spartanburg fronts the Interstate 85 corridor and provides a central location from which to access their customer base throughout the region, a significant advantage that has contributed to the company’s longevity and success, Colliers said in the news release.

Located at 294 John Martin Road, the 101,500-square-foot building is owned and leased by EQT Exeter, a global commercial real estate owner, developer and property management company with multiple properties under management in the Greenville-Spartanburg area.

Other commercial real estate activity in recent weeks includes Greyson Furnas of Colliers, who represented Robe Family Trust in the sale of 36.79 acres of land on Vanderbilt Road in Spartanburg to MillRock Development.


Greyson Furnas of Colliers represented John Montgomery in the purchase of 24.11 acres of land at 491 Southgate Road in Roebuck.


Greyson Furnas of Colliers represented Old Settle Investments LLC in the purchase of 20 acres of land on Valley Falls Road in Spartanburg.


Garrett Scott and John Montgomery of Colliers represented Spartanburg Area Conservancy in the purchase of 16.49 acres of land at 351 Broadway St. in Glendale.

Taylor Charles and Bryant Sims of NAI Earle Furman represented the seller, J & G Replacement Properties LLC, in the sale of a 10,452-square-foot retail property at 2932 Reidville Road in Spartanburg to Newburg Investments LLC.

Katherine Fulmer of NAI Earle Furman represented the landlord Spartan Mews Investments LLC in leasing 1,416 square feet of office space in Suite 200 at 2375 E. Main St., Spartanburg, to Swamp Rabbit Customs LLC.


Keith Jones, McNeil Epps and Hunter Garrett of NAI Earle Furman represented the landlord, 135 South Main Street LLC, in leasing 423 square feet of office space located in Suite 401 at 135 S. Main St. in Greenville to Daybreak Investors LLC.


Keith Jones, McNeil Epps and Will Williamson of NAI Earle Furman represented landlord Gower Corp. in leasing 2,438 square feet of office space in Suites 109 and 110 355 Woodruff Road in Greenville to Presidential Mortgage Corp., doing business as Realty One.


Guy Harris Sr. and Guy Harris Jr. of Spencer/Hines Properties were the agents when Willis Association LLC sold TC Willis LLC 13,424 square feet of industrial property on 1.45 acres at 298 Willis Road in Gaffney for $340,000.


Guy Harris Sr. and Guy Harris Jr. of Spencer/Hines Properties handled the lease of 977 square feet of retail space at 2150 E. Main St., Suite 1D, in Duncan. Hensley Products, doing business as Industry a Hair & Beauty Salon leased the space to Atlas Development LLC.


Guy Harris Sr. and Guy Harris Jr. of Spencer/Hines Properties were the agents handling the lease of 1,789 square feet of retail space in Suite 1E at 2150 E. Main St. in Duncan. The lessor was Sanctuary Nail Spa and the lessee was Atlas Development LLC.
