The following commercial real estate transactions were recently completed in the Upstate. For weekly updates on commercial deals, see the Hot Properties feature every Tuesday in the GSA Business Report Daily email.

RealtyLink announced a new commercial development near Interstate 85 in Spartanburg County at the intersection of S.C. Highway 101 and Plemmons Road in Duncan.

The property is approximately 11 acres and will be developed as a convenience store and truck fueling center, which will include a restaurant inside the 6,800-square-foot convenience store. 

“We are pleased to partner with a premier national operator to bring the convenience store and truck fueling center to the town of Duncan,” Jack Jamison, RealtyLink principal and broker in charge, said in a news release. “We are also fortunate to partner with the town of Duncan and very happy to have annexed into Duncan. Duncan is a great place to do business. The strategic location of the store is diagonally across I-85 from BMW and in close proximity to over 50 manufacturing and industrial facilities including Michelin North America’s 3.8 million-square-foot distribution facility. In working with SCDOT, RealtyLink will make improvements to Plemmons Road, adding a right turn lane and make changes to traffic signalization at the intersection of S.C. 101 and Plemmons Road in order to improve traffic flow in the area.”

RealtyLink is also working with hotel operators, restaurants and retailers to fill the remaining 5.5-acre lot adjacent to the site. Stan Tzouvelekas is seeking additional tenants for the development. 

“The east side of I-85 on S.C. 101 is virtually a food desert, and this is a great opportunity to remedy that with quality restaurant operators,” he said in the release. Those properties will be accessed from both Plemmons and Mayfield roads, the release said.

Rhett Craig, Ned Reynolds and Rob Howell of Avison Young commercial real estate represented the landlord in leasing a 312-suare-foot studio space, Suite 608 at 1320 Hampton Ave., Greenville, to Karisma by Kara Jewelry. They also represented the landlord in the renewal of 1,800 square feet at 1320 Hampton Avenue, to Lever Gear, which is doing business in Suite 4A.

Cushman & Wakefield Thalhimer announced the sale of 108 Twenty Nine Court in Williamston. Horne Brothers Communications purchased the 12,000-square-foot industrial building from McCoy Wright for $540,000 and will utilize the building for a new storage and distribution facility for their company. Laura Harmon and Kyle Berdugo of Cushman & Wakefield Thalhimer handled the sale negotiations on behalf of the purchaser.

Harry Croxton of Coldwell Banker Commercial Caine represented Pendleton OZB LLC in the purchase of 1.15 acres at 515 Pendleton St., Greenville, from Kenneth C. and Sarilla B. Cosgrove.

Robert Zimmerman of Coldwell Banker Commercial Caine represented Lat Purser and Associates Inc. in the purchase of 3.46 acres at the corner of E. Kennedy, Union and E. Henry streets in Spartanburg from White Horse Investments LLC.

Tim Satterfield of Coldwell Banker Commercial Caine represented Merevision LLC and Merelegacy LLC, sellers of a 1,920-square-foot retail building and a 1,600-square-foot retail building on 1.17 acres at 3808 and 3810 Boiling Springs Road, Boiling Springs, to LRJ III LLC.

Dillon Swayngim of Colliers represented Yarbrough Properties LLC in the sale of a 12,500-square-foot industrial building at 5951 Highway 221 in Roebuck to Wilkat LLC.

Greyson Furnas of Colliers represented Jerry and Ed Taylor in the sale of multiple buildings totaling 9,300 square feet at 2270 Old Furnace Road in Boiling Springs to Riva Enterprises LLC.

Hunter Garrett and John Staunton of NAI Earle Furman represented the landlord, 2355 Hwy 101 LLC, in leasing a 3,000-square-foot industrial space at 2355 Highway 101 S., Suite B, in Greer, to Liberty Communities LLC.

Keith Jones and McNeil Epps of NAI Earle Furman represented the landlord, Windstream, in leasing a 4,369-square-foot office space at 301 N. Main St., Suite LL, in Greenville to Zuendt Engineering LLC.

Josh Tew and Monty Todd of Pintail Capital Partners represented the seller, Roper Mtn Partners LLC, in the sale of about one acre of land at 429 Roper Mountain Road in Greenville to buyer Jackson Stone Properties LLC.
