Nearly 1 million-square-foot industrial center in Greenville unveiled

Work has completed on a nearly 1 million-square-foot industrial development in Greenville.

Frampton Construction Co. LLC, has finished the Upstate Trade Center, which is a 907,400-square-foot speculative industrial development, according to a news release from Frampton.

The year-long project was developed by The Keith Corp., alongside JLL as the sales representative for the two-building site. Merriman-Schmitt Architects provided the design services, and Thomas + Hutton served as the civil engineer for the project.

Financial details of the project were not disclosed.

“We were excited to have had another chance to work with our longtime partner, The Keith Corporation, on this two-building industrial project,” said Adam Wall, Frampton Construction senior project manager. “Our team is proud of the outcome and pleased to be a part of delivering a high-quality industrial park to the Greenville/Spartanburg area.”

The project was comprised of two Class-A industrial buildings, and is adjacent to U.S. 25 and the Donaldson Center Airport, is within four miles of Interstate 85, which presents direct access to relevant Southeastern metropolitan areas, the release stated.

The facilities, constructed of concrete tilt walls and structural steel framing, are equipped with early suppression fast response sprinklers, energy-efficient LED lighting, and 60mil thermoplastic polyolefin membrane roofs, according to the release.

Building one measures 640,640 square feet with a cross-dock design and a 36-foot clear height. Building two is 266,760 square feet with a rear-loading layout and a 32-foot clear height, according to the release.
