(Rendering/Provided)Construction of a 195,000-square-foot industrial spec building is underway at 464 Augusta Arbor Way, Piedmont, as Texas-based Blue Road Investment’s first foray into the Greenville-Spartanburg region.

Randall Bentley, Chad Stepp and Kevin Bentley of Lee & Associates Greenville-Spartanburg represented the firm in the acquisition of the site, according to a news release.

“This region continues to attract top companies due to its strong labor pool and strategic location for distribution,” Joe Zingaro, managing partner of Blue Road Investments, said in the release. “We appreciate the work Lee & Associates did in sourcing the property, and we’re actively looking to expand our holdings in Greenville.”

Harper General Contractors is building the tilt-wall warehouse, located near the S.C. Technology and Aviation Center, with a 185-foot truck court. The building is slated for completion this summer.

“The Upstate region continues to attract the interest of private investment companies like Blue Road,” Bentley said in the release. “Despite all the challenges of 2020, the Greenville-Spartanburg market has shown tremendous resilience and an expanding workforce that’s well aligned with the opportunities ahead. For our team here at Lee & Associates, there’s never been a more exciting time to be in the commercial real estate business.”
