First restaurant tenant signs on to $1B downtown Greenville project

Developers of a $1 billion Greenville project announced the first restaurant and brewery to join the largest mixed-use redevelopment project in the county’s history.

Chicago-based The Perch Kitchen & Tap will be opening a location in Greenville County Square, partnering with Charleston-based Palmetto Brewing Co. for the brewery portion of the restaurant. The Perch Kitchen & Tap will be a part of the project’s first phase along with Whole Foods Market as the anchor tenant, which was announced in March.

Phase one will open for redevelopment following the demolition of the old county offices’ site, which is undetermined at this time, according to The Wilbert Group, the project’s PR firm.

“On the heels of the exciting Whole Foods Market announcement comes a novel dining and brewery experience,” said Phil Mays, principal at RocaPoint Partners, the project developer. “Joining Greenville’s dynamic culinary mix, The Perch Kitchen & Tap will be a neighborhood eatery with delicious wood-fired meals and local Palmetto Brewing Company beer. Greenville County Square will host a unique variety of walkable retail and restaurants that add to the charm of the city, and we look forward to announcing more tenants soon.”

The Perch Kitchen & Tap will feature 7,200 square feet of interior dining and kitchen space, with an expansive outdoor patio totaling 2,100 square feet. The restaurant is part of the 4 Star Restaurant Group, composed of owners Doug Dunlay, Michael Dunlay, Derek Rettell and Josh Rutherford, who bring a combined 110 years of experience to the hospitality industry, according to the news release. Palmetto Brewery will bring a local flair to the restaurant with a variety of craft beers available on tap.

“We couldn’t be more excited to be joining the Greenville community and to be partnering with Palmetto Brewing Company for the opening of The Perch Kitchen & Tap,” said Rettell. “It is a special honor to be partnering with Palmetto Brewing Company, a South Carolina icon, whose history brewing beer dates back to 1888. Our entire menu is inspired by this partnership—from the wood-fired dishes to the fun and hearty brunch offerings, there will be a unique, in-house exclusive brew for every occasion. Our new spot has something for everyone to enjoy.”

Once complete, the newly redeveloped Greenville County Square will be a diverse mixed-use community. The 250,000-square-foot administrative building designed by Foster + Partners is also scheduled to open soon.

Greenville County Governmental Affairs Coordinator said there is not an official opening date for the county’s new administrative building, but more information will be available soon.
