Greenville County Council has executed a long-term lease with an option to purchase Axis Office Park on Halton Road in Greenville, according to a news release. Colliers International represented the owner, Tempus Realty Partners.
Axis Office Park consists of two three-story buildings, each approximately 120,000 square feet, located at 350 and 325 Halton Road. The Class A office park has various on-site amenities, as well as access to interstates, businesses and national retailers, the release said. County employees will have access to a lounge and café, training room, fitness center, outdoor landscaped park and courtyard.
“We are excited to secure a single occupant to lease and perhaps purchase the entirety of the office park,” Brantley Anderson, senior brokerage associate in Colliers International South Carolina’s Greenville office, said in the release. “The county views this as a unique opportunity to keep state offices consolidated in a central location which is easily accessible for residents, while also improving the efficiency and quality of their workspace.”
When Tempus purchased the office park in 2017, both buildings were vacant. LCK, Colliers’ project management affiliate, has since managed renovations to convert the property into prime condition for a new tenant, according to the release.
“This is one the largest Class A office transactions in Greenville’s history,” Taylor Allen, brokerage associate in Colliers’ Greenville office, said in the release. “The square footage of this transaction is more than the total absorption in the market over the last four years combined.”
