$28M townhome development in Greenville enters second phase

Phase II of The McDaniel project on McBee Avenue in Greenville has been approved by Greenville’s planning commission.

The second phase will consist of 10 additional units, according to Wilson Associates co-founder Sharon Wilson. The exterior of the townhomes will be similar to the Phase I design, she added.

Currently, the developers are focused on the completion of Phase I, so there is no additional information at this time, but developers anticipate having more concrete plans in the next few months.

The planning commission greenlighted the first phase of the $28M townhome project in April.

Phase I will be converted from refundable to non-refundable deposits in the next 30 days, so buyers can make final design choices.

Within six weeks of the townhomes going on pre-sale, they had reached 50% capacity, said Wilson.

The McDaniel is slated to be the first project under the city’s new development code, as outlined in its 2040 comprehensive plan, according to the project’s real estate development and investment company, Keene Development Group.

The McDaniel is a high-end downtown development. These 3,100-4,100-square-foot townhomes are on a lot previously occupied by an old office building near the intersection of McDaniel and McBee avenues, modeled on luxury townhome and urban living options in large metropolitan areas.

Wilson Associates is Keene Development’s exclusive sales partner for the development. Greenville-based MHK Architecture designed the four-story townhomes, which will be constructed with a gray limestone façade and include private side-by-side garages, balconies and rooftop terraces. The community also will feature sidewalks and street lighting to encourage walkability.

MHK Architecture lead architect Matt Jones’ design was inspired by Parisian architectural elements with a modern twist. Keene Development is interviewing interior design firms to decorate the model unit, and Greenville-based Upper West Creative will handle all branding and marketing for The McDaniel.
